A CERTIFICATE IS ORDERED; FIELD SURVEY CREW WILL COME TO HOME AND MAKES PHOTOS AND MEASUREMENTS; ALL DATA IS BROUGHT BACK AND ANALYZED AND APPLIED TO THE FEMA FORM ISSUED BY FEMA FOR USE BY THE INSURANCE COMPANIES. THE CERTIFICATE CAN SIMPLY BE FORWARDED TO AN INSURANCE AGENT.

Boundary Surveys can be used to purchase real estate along with uncovering all restrictions they may apply to the land, a survey will show the limits of your property and location of all improvements and drawn to an acceptable scale, the survey would be suitable for all transactions in the title and banking industry, topographic information is very unique to each property and will be added on request, this might show trees and land contours of the property affecting drainage or landscape.

The 100 year flood zone data is clearly shown on the FEMA maps and labeled in feet above mean sea level, this is the level an Insurance company may use to calculate your flood insurance premium, the higher you are above this level the less your Insurance will be, previously new construction would be required to build above this line at least one foot for building permits, but in most areas the 500 year base flood must be respected.

A question we receive often is how much will an elevation certificate save on flood insurance, the best answer we have found is that, the higher your home is above the F.E.M.A. base flood (expected flood level ) as shown on the map the lower your insurance will be.

The 500 year flood data is required for a large portion of construction projects in Houston as of September 2018, this forces builders to comply with the height of the expected flood line for the 500 year base flood, this level is often higher than the 100 year base flood and can be determined by using the FEMA mapping tool, as see to the right, you may be required to build 2 or 3 feet higher than you would have for the 100 year flood base line, We can calculate the affecting 500 year base flood for permitting if you are planning a construction project.
